Questions
Everything homeowners ask us most weeks, answered without a sales angle.
How often should a chimney be inspected?
Every year, for every chimney — wood, pellet or gas, used or unused. Sweeping happens as needed; the inspection is what decides whether it is needed.
How do I know if my chimney needs cleaning?
Smoke pushing back into the room, a strong smell from the fireplace in warm weather, sounds or debris in the firebox, and buildup you can scrape off the flue with a fingernail. Any one of those is worth a look.
What is the difference between Level 1, Level 2 and Level 3 inspections?
Level 1 is the annual visual check of the readily accessible parts. Level 2 adds the areas you cannot see directly and is required for a property sale, after a chimney fire, and when the appliance or fuel changes. Level 3 means opening up part of the structure and is only done when a serious hazard is suspected.
Will chimney cleaning make a mess?
It should not. We cover the floor and the surrounding area, seal the fireplace opening and vacuum as we work. If we leave soot in your living room, we have not finished.
How long does the appointment take?
A straightforward sweep and inspection runs about an hour to an hour and a half. Heavy buildup, a second flue or difficult roof access takes longer, and we say so before we start rather than after.
Can you perform service during rain?
Interior work goes ahead in almost any weather — this is Washington, we would never work otherwise. Roof work depends on how wet and how steep the roof is. If it is not safe up there we reschedule that portion instead of rushing it.
What should I do before the technician arrives?
Let the fireplace go cold for at least 24 hours, move anything fragile off the hearth and mantel, and clear a path from the door. We bring the coverings.
Do you provide real-estate inspection reports?
Yes. A property transfer calls for a Level 2 inspection under NFPA 211, and you get written findings your agent and the buyer can both read.
How are repair estimates prepared?
We inspect first, write down what we found, then quote. You approve the work before anything starts. We do not diagnose and sell in the same breath.
Do you offer financing?
Not at the moment. If a repair is large enough that this matters, we will tell you honestly what is urgent and what can be staged across two seasons.
Which areas do you serve?
The Puget Sound region. There is a ZIP checker on our service areas page that answers this in about two seconds, and it will tell you plainly if you are outside our route.
What if I think a previous company oversold me?
Bring us the report and we will read it with you. If their finding was real we will say so, and if we cannot find any evidence of it we will say that too — in writing, either way.
